The Senior Building Engineer is responsible for the maintenance, operation, and repair of commercial office spaces, retail spaces, and common areas across multiple locations. This role involves troubleshooting and addressing maintenance issues across various trade categories and performing routine tests and inspections of equipment. The Senior Building Engineer will interact with tenants, building management, vendors, and the public, requiring strong customer service skills. Effective communication and collaboration with other departments are essential.

Key Responsibilities:

- Diagnose and repair building systems, including : fire/life safety, mechanical (HVAC, plumbing, controls) electrical (lighting, UPS, PDU, generators, primary switch gear), lighting and temperature controls systems, critical environments, light construction (painting, doors, locks), digital systems (fire alarm, duress, card access, CCTV), and Audio/Visual services. Utilize staff and contracting with outside vendors as necessary.

- Oversee daily operations and maintenance of HVAC systems, including large tonnage chillers, split systems, package units, and air handling units.

- Perform regular preventive maintenance and use hand and power tools, electric meters, and material handling equipment.

- Read and interpret work orders to perform required maintenance and service.

- Comply with safety regulations and maintain clean and orderly work areas.

- Supervise and manage vendors, maintenance staff, including hiring, training, and personal development.

- Understands aspects of construction planning and execution.

- Assist in the development of a capital including planning for infra-structure upgrades, equipment replacements and building modifications to ensure the building’s future capabilities are maintained.

- Identify and document maintenance objectives, incorporating preventive, corrective, and reliability procedures.

- Identify and remediate safety hazards to ensure a safe working environment.

- Implement and manage safety training programs. Identify safety hazards within the building and incorporate the remediation of such hazards to ensure that the building’s staff and occupants work in a safe environment.

- Ensure compliance with all regulatory laws and guidelines related to building operations.

- Maintain and interpret infrastructure documentation, including building drawings and single-line diagrams.

- Oversee contractors working within the building and ensure they are informed about the building’s critical functions.

- Maintain records of building rounds, readings, engineering logs, and data sheets.

Physical Work Abilities and Requirements:

This position requires frequent walking, climbing, bending, kneeling, lifting, stooping, and working/extending overhead, including:

- Physical ability to perform tasks requiring lifting (up to 80 lbs), and working from heights (up to 30 ft ladders).

Required Experience and Skills:

- Bachelor’s degree in an engineering discipline or equivalent combination of experience & training in building systems, HVAC, Electrical, and/or Plumbing. Experience with medical and office buildings is a plus.

- Minimum of 5 years of experience in facility-related supervisory roles.

- SMT or SMA designation (or willingness to obtain within the first 120 days of employment)

- Experience in operating chillers, pumps, building management systems, fire systems, and other relevant building systems.

- Strong customer service skills and ability to interact with a wide variety of people.

- Excellent demonstrated written and verbal communication skills.

- Ability to read and use electrical meters and one-line drawings.

- Proficiency with computer applications, including G-suite.

- Demonstrated technical expertise in facility-related & BAS systems.

**Work Schedule:**

- Monday to Friday, with extended hours as needed.

- Willing to respond to sites for emergencies 24/7.

Work Setting:

- In-person, across multiple commercial locations.

Required License/Certification:

- Valid Driver's License (Required).
